New renderings and video show office, retail and parking additions to the district
Hendricks Commercial Properties, developer of the highly successful Bottleworks District, announces plans for Phase II of development, set to break ground in 2022. This major expansion will encompass over two acres of land from Mass Ave. to 9th Street to include two office buildings with ground floor retail, a new integrated parking garage and streetscape and landscaping improvements.
Phase II is a critical part of the district as it will serve as the primary entry experience to Bottleworks District. A five-story building will be developed on the corner of Massachusetts Avenue and College Avenue. It will house four floors of Class A office space and ground floor retail. A three and a half story building along College to 9th Street will consist of two and half floors of Class A office space and ground floor retail. Both buildings will have integrated access to a brand new climate-controlled parking garage.
In total, Bottleworks Phase II will bring 182,000 square feet of office space, 38,000 square feet of ground floor retail and restaurant space and 260 additional parking spaces to the district and surrounding businesses.
The architectural style of the buildings will hearken the historical structures along the Mass Ave corridor and feature masonry, steel and oversized warehouse windows with fantastic views of downtown Indianapolis. The ground floor retail spaces will enjoy flexible floor plans, high ceilings and outdoor patio and dining opportunities.

Lumina Foundation will anchor the five-story office building at 820 Massachusetts Ave., occupying a 24,000 square foot office space on the top floor. The foundation, which works to make opportunities for learning beyond high school available to all, has designed its new headquarters to include collaborative space, individual offices and an audio-visual production studio.
Construction of Phase II is scheduled to begin during the summer of 2022 and will be completed in 2024 and 2025, respectively.
